Purpose:  

The Director of Estimating is responsible for providing cost estimates for Airport Food & Beverage and Retail facilities.  

 

Essential Functions: 

  • Collaborates with Design, Procurement, Project Management, Restaurant Development Portfolio managers, Business Development Finance, Developers and company Executives 
  • Interprets the Request for Proposals from airports and design criteria to ensure an accurate CapEx estimate 
  • Works directly with the Procurement and Design teams to ensure the accuracy of estimate through the review of the renderings and floor plans to ensure we are still on budget 
  • Produces detailed and conceptual estimates for renovations, conversions, and new builds of Food & Beverage and Retail locations 
  • Reviews drawings and provides updated estimates at 10%, 30% and 90% to ensure budget is adhered to; if not within budget, identifies the magnitude of the cost over-run 
  • Provides value engineering (VE) ideas and suggestions as needed during all stages of each project 
  • Analyzes for the Project Director the general contractor and FF&E bids and scope changes for accuracy in quantities and pricing; highlights any areas of concern for the PD 
  • Utilizes and maintains companies program management ftp site (USGN) estimating module  
  • Provides capital comparison and analysis by market and project type for each project estimated to validate cost verses historical data  
  • Provides reports from database project costs, project comparisons, and track department performance against budgets and cost per square foot goals 
  • Creates and maintains project costs database 

 

Reporting Relationship:  

The Director of Estimating reports into the Senior Director, Design & Construction Program Support 

 

Minimum Qualifications, Knowledge, Skills, and Work Environment:  

  • Education and Experience: The combination of education and professional experience must exceed 8 years: 
  • In a leadership role: Preferred experience leading a team of professionals engaged in developing and executing estimating programs 
  • In a technical role: Requires 8 years of experience engaged in estimating construction projects in commercial real estate development and/or multi-unit restaurant companies 
  • A bachelor’s degree in a program related to the functional area can count for 3 of the eight-year requirement 
  • An MBA or a master’s level degree in a program related to the functional area can count for an additional 2 years of the eight-year requirement  
  • In the industry: 3-5 years of Hospitality, F&B and/or Retail experience  

 

Specialized Training:  

  • Training that leads to an in-depth understanding of construction management financials and operational acumen  
  • Knowledge of relevant state and federal construction regulations and statutes  
  • Specialized Skillset/Competencies/Traits: 
  • Requires the ability to read and interpret legal agreements and construction documents; must be adept at conceptual estimating 
  • Requires ability to integrate quantitative and qualitative data to identify interdependencies, trends, and opportunities; must have intuitive business sense 
  • Strong working knowledge of Microsoft Office, especially Excel 
  • Experience with PeopleSoft, as well as estimating and project management software is strongly preferred 
  • Business acumen and also has the mindset required to understand the long-term implications of Estimating planning and to advance the organizations goals 
  • Demonstrated history of understanding the needs of the business, stakeholders, the employee population and individual circumstances 
  • Demonstrated history of creating and maintaining positive work environments through coaching, developing, and leading teams to achieve common goals 

 

Location/Travel: 

  • This position is based at the F&B Center of Excellence in Bethesda, MD 
  • The position may require up to 20% travel to support business needs
